Florida Department of Health Broward County Main Health Department / Phased multi-project renovations / 60,000 GSF

Broward County’s Main Health Center’s Central Campus is comprised of 3 buildings; a Health Clinic, Operations Building, and Administration Building. Completed under a Continuing Contract, the phased multi-project renovations were completed within occupied facilities and on an occupied campus site, with multiple phases performed under a fast-track schedule.

Phase 1 work scopes included HVAC replacement, gutting, remodeling and renovating two floors of the administration building, complete roof replacement, and ADA upgrades. Following hurricane damages, the scope was expanded to repair, renovate and harden the existing building to withstand Category-5 wind loads. The scope included complete removal of existing exterior brick masonry and removal of the curtain wall systems consisting of 3’ glass windows and 6’ transite asbestos panels, requiring abatement; hardening of lower panels with structural steel rods and structural metal studs; installation of plywood, cement and a membrane for waterproofing with Stow Stucco system finish. Repairs included replacement/abatement of over 1,100 linear feet of windows on two floors with Cat-5 rated windows; new Cat-5-rated storefront glass; new roof canopy; installation of a 750kw bi-fuel emergency generator; and roof replacement.

The project scope was expanded and systematically phased to complete the interior renovation of the first two floors in the occupied Main Clinic Facility, maintaining full operations. The first floor was rebuilt to house clinic space, diagnostic labs, pharmacy, and dental clinic. The second floor was demolished to shell and remodeled to house administration offices for clinic programs, meeting and conference rooms including video conferencing capabilities. New phases included construction of a new Tobacco Research Center, housing classrooms, offices and auditorium and conversion of redesigned spaces into offices, dental and exam areas, and main lobby renovation and security upgrades.
